New form makes it easier for Queensland’s rental community to report an alleged offence when properties or rooms are advertised without a fixed price.
A rental property must be advertised or offered at a fixed price – failing to do so is an offence. If you see an advertisement for a rental property or room that doesn’t include a fixed price, you can now report it anonymously via our Report a rental advertised at no fixed price form. Making a report helps the RTA in our commitment to upholding and enforcing compliance with the Residential Tenancies and Rooming Accommodation Act 2008 (the Act).
The RTA’s Compliance and Enforcement team will review your submission and proactively contact the property manager/owner as appropriate.
Advertisements can be reported if they:
- don’t include any rental price
- include a rent range (i.e. $420–$460 a week)
- encourage people to submit bids (a rent auction).
A property manager/owner cannot accept a rental bond from the tenant if the property wasn’t advertised or offered at a fixed amount of rent.
When a property is advertised at a fixed price, a property manager/owner cannot tell rental applicants to offer over the advertised rental price, encourage them to outbid each other or accept offers of higher amounts.
