Rental property types

While most rental properties in Queensland are houses, townhouses and units, there are different ways to rent – from share housing to rooming accommodation and more. Read our guide so you can decide which of the most common rental property types is best for you.

It is important to note rental properties in Queensland need to meet health and safety requirements, including minimum housing standards, regardless of the tenancy type.

Houses, townhouses and units

Houses, townhouses and units are the most common rental property in Queensland. Tenancies in these properties are usually covered by a general tenancy agreement.  

For townhouses and units, body corporate rules may also apply.  

Shared living arrangements

Shared living arrangements vary depending on the nature of the tenancy, and different rules can apply.

Secondary dwellings such as granny flats

A secondary dwelling is an additional dwelling located within, attached to, or separate from the main dwelling located on the same property lot. The most common form of secondary dwelling is a granny flat. The type of tenancy agreement required will differ depending on whether the dwelling is self-contained or shares facilities with the main dwelling.

Caravans and other moveable dwellings

Moveable dwellings include caravan sites, caravans, mobile homes and other types of moveable dwelling. When occupied for residential purposes, they are covered by a moveable dwelling tenancy agreement.
